Another senior housing community is on the way in west McKinney.

Integrated Real Estate Group recently announced plans to build the Watermere at McKinney community at 3351 Virginia Parkway.

‘The Southlake-based developer’s $42 million project will include 226 units and seven villas ranging from 1,600 to 1,800 square feet.

Just across the street at 350 S. Hardin Blvd., will be Touchmark at Emerald Lake, a $98 million community that will include 400 homes.

If you’re 54 years old, you have time to plan. The projects take residents 55 years and older.

According to planning documents filed with the Texas Department of Licensing and Regulation, Watermere at McKinney is scheduled to be completed by June 1, 2023. Touchmark at Emerald Lake is scheduled to be finished by Sept. 1, 2023.

Watermere at McKinney will start construction on Dec. 1. Construction started in April for Touchmark at Emerald Lake.

Integrated Real Estate Group has developed four Dallas-Fort Worth independent-living properties and two local assisted-living communities.

Andrew Chapin, vice president of development for Integrated Real Estate Group, told Community Impact that its Watermere model residents in Frisco come from McKinney.

“The demographics of McKinney are very clear that the senior population will be growing rapidly over the next 10 years, and the city has done a great job preparing to meet that need,” Chapin said.

Most of the units will be two- and three-bedroom floor plans with monthly rental rates starting at $2,299 for one-bedroom units and $2,999 for two-bedroom units, Chapin said.

More than half of the 366,436-square-foot will be reserved as green space, Chapin said. The independent-living community will offer customizable service options for residents, including options for dining and housekeeping.

Other amenities include transportation, a daily activity calendar, a fitness studio, key fob secure access, and more.

When are we going to build housing that is affordable for seniors — this is another luxury community assuming higher incomes of the demographic. We have enough of those – we need housing that won’t take a huge chunk out of modest retirement incomes and serves the middle market. We are creating a widening gap of “haves” vs “have nots.” I’m a gerontologist, and I shake my head in dismay every time one of these new communities is announced. I’m also a retired marketing professional so I understand the business drivers. But someone is missing the sweet spot…

I agree with you Lonestar Barb. We need more affordable housing for those on a fixed income . Those of us that still drive a car and cook for ourselves. I just want to be in a nice walkable area. Who needs 1,600 to 1,800 square feet anyway. Or three bedrooms. I’m not a retired corporate person just a retired food industry person. I’d look housing for a budget person on a budget.
